FREQUENTLY ASKED QUESTIONS

Q. Who collects the rent?
A. We do. We will send you monthly reports by emailed .pdf and a check (if applicable) at the end of each month.
Q. Who pays the mortgage and other monthly bills?
A. Your specific needs determine how you will want to set up your account. We have the capability to handle all your monthly payments.
Q. Who arranges for repairs?
A. We will handle all the "busywork" on the property. You may now relax.
Q. How can I be sure you are hiring good service personnel?
A. We use only licensed and insured, experienced repair personnel who have and retain a good business record. We have an excellent vendor list, some of which we have been using for 30+ years.
Q. What happens in an emergency?
A. We are available 24 hours per day, 7 days per week for emergencies.
Q. Will there be inspections of my investment?
A. Absolutely. We not only make periodic inspections of the property but our vendors report back to us regarding condition, tenant response, possible future needs, etc.
Q. What about court proceedings and attorneys?
A. In the event collection or eviction becomes necessary, we have an attorney who specializes in this type work. We will work in conjunction with the attorney’s office to the completion of the court process and eviction, if necessary.
Q. Who takes care of the security deposit?
A. We collect and hold the deposit in a separate and state-mandated Escrow Account .
Q. How much does it cost?
A. Not nearly as much as the weight you feel right now faced with or actually performing the work yourself. We will furnish you a complete outline of services and costs upon request. Leave the hassles to us.

There should be three goals in property management:

  • Select excellent tenants and keep them satisfied.
